Do You Need a Permit for a Patio in Mandurah?

A small freestanding patio, under 10 square metres and no taller than 2.4 metres, usually doesn't need a building permit. It still has to meet the City's setbacks, the minimum distances from your boundaries.
Permit needed
A patio that is bigger, taller or joined to your house needs a building permit. If the design doesn't meet the R-Codes (the state's rules for homes, such as setbacks) or the City's planning rules, it also needs development approval. That is the City's planning sign-off, and it has to be given before the building permit.
Living on a canal?
The City's canal rules don't allow a roof over a jetty or a mooring area, not even a shade sail. The rule only covers the water. A patio on your land is approved the same way as any other, and it can be designed to look out over the water.
