Do You Need a Permit for a Patio in Joondalup?
Most patios in Joondalup need a building permit from the City of Joondalup.
What's handled for you
- Site plans showing where the patio sits on your block
- Engineering certificates, an engineer's sign-off on the design
- The building permit application to the City of Joondalup
Usually no permit
A freestanding patio or louvre roof up to 10 square metres and 2.4 metres high doesn't need a building permit. Nor does a pergola up to 20 square metres and 2.4 metres high.
Permit needed
A patio joined to your house, or anything bigger, needs a building permit. On a single house it usually doesn't need development approval (the City's planning sign-off) if it is open on at least two sides and meets the R-Codes (the state's rules for homes, such as setbacks).
The 900mm fire gap
The National Construction Code, the building rules used across Australia, sets a fire gap for patios. One joined to your house has to sit at least 900mm from a side or rear boundary, and a freestanding one at least 900mm from the house. Boundaries on a road or public space don't count.
Built for the coast
Patios Made for Joondalup's Sea Air
Eight of Joondalup's suburbs sit right on the ocean, from Burns Beach to Marmion, and salty air is hard on steel. These are the materials to ask about if you live near the beach.
Colorbond roof sheeting
A Colorbond roof carries its own manufacturer warranty, on top of the 15-year structural warranty.
A gable roof for sea views
A gable is highest in the middle, so there's more open space under the roof for the view and the breeze.
Epoxy-coated steel
On the bay or the coast, ask for steel with an epoxy coating, a tough layer that protects it from salty air.
Engineered for WA summers and storms

A panel ceiling that keeps the summer heat out, with room for downlights.See the style: Insulated patios
Gable patios
A pitched roof (it rises to a ridge in the middle), which lifts the ceiling for light and air.See the style: Gable patios

Joondalup FAQs
Questions About Patios in Joondalup
Answers on permits, setbacks, coastal homes and cost for a patio in Joondalup.
Do I need a building permit for a patio in Joondalup?
Usually, yes. A permit isn't needed for a freestanding patio up to 10 square metres or a pergola up to 20, no taller than 2.4 metres. Anything joined to your house needs one, and the application is part of the job.
How close to the boundary can a patio be in Joondalup?
The National Construction Code keeps a patio joined to your house at least 900mm off a side or rear boundary, for fire safety. For a patio over 2.7 metres high or 10 metres long, the R-Codes ask for 1 to 1.5 metres. The figure depends on your block's density code, such as R20 or R20/40.
Do I need development approval for a patio in Joondalup?
Not usually. A patio on a single house that is open on two or more sides and within the R-Codes needs no more than a building permit. It can be needed if the patio floor sits more than 500mm above natural ground, if the home is on the City's Heritage List, or on a block with two density codes, such as R20/40, built to the higher one, if trees or garden have to go.
What patio suits a coastal home in Ocean Reef or Hillarys?
For a home that close to the ocean, ask for epoxy-coated steel, which has a hard coating that stands up to salty air. If the view matters, a gable roof leaves plenty of height under its peak.
How much does a patio cost in Joondalup?
It comes down to the size, the roof style and extras such as insulated panels with LED downlights. You get the price at your free on-site measure and quote, with interest-free finance from $55 a week, subject to approval.
Which Joondalup suburbs do you cover?
